Every building construction project has a variety of requirements. We offer the requisite skills and a well-coordinated team. Wherever a team still needs to be set up, we organize this or round it off as required.

We match flight altitude and competencies to the project requirements. Beyond regular building construction activities, we assume responsibility for project organization and overall management activities. With our expertise in scheduling, cost planning and digital building construction management, we also contribute to the success of the project in all its individual aspects.

Our services are based upon the regulations of the SIA 102 Order:

  • Pre-project phase: Rough cost estimate, conceptual advice, identification of specialist planners and other specialists.
  • Project phase: building construction cost estimation, completion time scheduling
  • Preparation phase: invitations to tender, bid analysis, award applications, advice on detailed development
  • Execution phase: building construction management, building construction accounting, building construction execution planning
  • Completion phase: final invoice, commissioning, management of warranty work

Costs, deadlines and quality control are essential for every project success. However, they should not overshadow the vision and creativity. We take care of the necessary planning, monitoring and provide the basis for decision-making in a phase-appropriate manner. The developer and the architects can concentrate on the actual project development.

Beyond the regular building construction activity, we take responsibility for the smooth interaction of all participants relevant for the realization. If required, we provide support in the definition of goals and team composition. We tailor the organization and the selection of management tools to the project and the team as required.

We make use of the latest technological developments to increase efficiency and quality assurance. However, the first optimization stage always takes place in the “analogue” organizing of our internal processes. We use “agile project management” methods for our project management activities. On Kanban boards – on the whiteboard and with Post-it – we get a weekly overview of pending assignments and resources. With the help of the software (Dalux), we locate pending assignments and deficiencies on the 3D model, centrally and directly visible to all participants.

To enable visions to be financeable and alterations affordable, we supply the decision-making basics for costs and profitability early on in the process. To do this, we combine our empirical data together with our digital instruments (by means of the ‘BIM2Cost’ Method, a model-based volume- and cost calculation -tool). If required, we also calculate the economic efficiency. This assists in the evaluation of building land, or we can organize the required external expertise to achieve this.

We then employ our digital instruments, (BIM/Vico Office), and integrate the deadline scheduling procedure into our three-dimensional planning process. Timescale and referential ranking order are then allotted to the individual building construction projects. Building construction sequences can thus be ‘located’ and the staging options, as well as the influences of any subsequent alterations, can then be easily simulated. Deadline scheduling thus becomes not only more efficient, but even more ‘agile’ in methodology.

Building construction data modelling (BIM) and collision checks (Solibri) allow us to localize planning errors in the early project-planning phase. However, digitalization and control do not replace expertise. In our major projects, our building construction technology specialists are permanent team members and are also prepared to offer their services as sub-planners or consultants if required.
